Choosing An Asking Price

In order to land at a competitive list price for your there are many important factors to consider. Together, we will discuss location, condition, age local market conditions and supply and demand. I will help create a Comparative Market Analysis (CMA0 of similar homes that have recently sold in your area. This will be a valuable tool in establishing a list price.

Getting Market Ready

We will do everything we can to make your home ready to go on the market to a buyer is willing to pay top dollar for it. Depending on the condition of the home we will consider how much repairs, renovation and staging will need to be done. From reducing clutter to updating paint colors and sprucing up landscaping all these considerations will prepare your home to leave lasting impressions on potential buyers.

Listing Your Home

As a courtesy, I will have professional photography, 3D imagery/virtual walk through and a video taken. Your home will then by listed on the MLS and syndicated to a dozen other websites, brokerages and agents. Your home will also be part of a extensive marketing plan including personalized videos of the home, concierge like staging and area specific advertising. Each step of this process will help attract the right buyer.

Home Showings

You will need to be out of the house for showings. It’s best to make a plan for how you will handle pets, kids, dinner time, etc. and determine showing schedule. I will provide a bluetooth Sentrikey combination lock box that will allow direct access to only verified agents. Every part of this specific process is to avoid inconvenience to you and your family while also providing the upmost concern for safety.

Receiving Offers

We will receive an offer, or multiple officers that we will accept, reject or counter. If we enter into negotiations, we will continue to communicate back and forth until all parties are satisfied. Once all parties reach an agreement, we will enter into what is called, unde
r contract!

Appraisal & Inspection

Once we are under contract, the buyer may order a professional inspector and professional appraisal of your home. The inspection will come through and inspect the house from bottom to top, inside and out. The results of these inspections may bring us and the other party to another round of negotiations. We may choose to complete all or some of the proposed repairs.

Closing!

We will hear from the buyers lender on the final confirmation that the buyer has been cleared to close. We then, will sign the necessary paperwork to close the sale on your home. The title company will wire the funds to your bank account and at this time, the buyers will have full possession of your sold home!

Marketing your home is crucial to the sale. It is my goal to have your home seen by as many buyers as possible! Here’s how.

CURB APPEAL

First impressions matter. For a home curb appeal is the first step to impressing a buyer. Be sure your bushes are pruned, flowers planted and garden weeded.

CLEAN THE OUTSIDE

The outside of your home represents the inside. If the lights are broken and the exterior maintenance is lacking. Buyers will assume the inside is the same. A new welcome mat is a great welcoming touch.
