Buying a home is an extremely exciting process but also, a very emotional one. What I take more serious than anything, is make sure you feel comfortable and confident throughout this entire process.
The Buying Process

Find a lender
Not all lenders are created equal. Make sure they are a good fit for you and your goals. Out of town lenders can become problematic especially with multiple offers. I can recommend a great one for you and we will get a pre-approval letter in hand, increasing the attractiveness of your offer.

The Home Search
Make a list of the top 10 things you want in your next home. If you are a couple, make two separate lists. As your Realtor, I will also search for homes and we will discuss pros/cons, good/bad, home runs and no-ways.

Make an Offer
The level of interest, condition of the home, and days on market will determine how aggressive or how much negotiating power you might want to use. I draw up all necessary paperwork on your behalf. Then its time to NEGOTIATE. My favorite part of the deal! Purchase price, contingencies, time and so many others things to negotiate ( then again after inspection & possibly appraisal).

Binding Agreement (Under Contract)
When the buyer and seller agree on all terms, the acknowledging agent signs and makes the offer a bound contract. All deadlines work off the bound contract date. At this point, the loan application will be worked through with your Lender. Different from the pre-approval, this process requires a few more documents and commitments for you and your loan officer to get the actual loan started.

Inspections
These deadlines are negotiated in the purchase and sales agreement. But all inspections must be done before asking the seller to negotiate repairs or credits. Home Inspection, Radon Inspection, and Termite Inspections are among the most common, but there are many more that might need to be conducted. Ask me for suggestions.

Home Appraisal...and Behind the Scenes
Your Lender will arrange a professional appraisal of the home. The licensed appraiser will confirm the appraisal value of the property. Meanwhile myself, the mortgage company, the title company, insurance agents, seller agents, and appraisal company are behind the scenes communicating to make sure your transaction is handled correctly and smoothly.

Closing Disclosure
Your mortgage lender will go over your fees, down payment, and credits for the day of closing at least THREE days before your actual close date. This will be the time to double check the fee’s explained at the beginning of the process and plan for wiring your money to the closing company.

Final Walk Through
This will be a quick run-through to make sure the property is in the same or better condition as to when you saw the home before purchasing. If repairs are negotiated during the inspection, we can schedule a separate time to check on the completion of those items.

Closing Day
This is the day you sign for the home to become yours. Closing early in the day is important for funding and possession. Make sure we discuss possession and when to schedule movers during the transaction.
